Manhattan electricians who know co-op boards and prewar panels

A tripping breaker in a doorman building is rarely only a breaker. It comes with a board approval, a super's schedule and often a DOB filing. Our Chelsea service office is a short trip from most of the borough, and a person picks up at any hour.

Short answer

We are electricians serving all of Manhattan from our service office at 137 W 24th St in Chelsea. Most calls are apartment panels, tripping breakers, rewiring in prewar buildings and co-op or condo alterations that need board paperwork. Permitted work is filed with the Department of Buildings under the 2025 NYC Electrical Code, and calls are answered 24/7.

What the wiring looks like in Manhattan

Manhattan is mostly apartments. Across the city, 62 percent of homes sit in buildings of six or more units, and 54 percent are in buildings put up before 1947. In practice that means armored cable or conduit fed from a shared riser, a small apartment panel or an old fuse box in a closet, and circuits sized for a refrigerator and a radio rather than an induction range and a window air conditioner.

The city writes its own rules on top of that. The 2025 NYC Electrical Code took full effect on December 21, 2025, and nonmetallic cable is effectively off the table in most buildings. Anything near the water has to respect flood rules too: Sandy pushed a 14-foot surge into Battery Park City and left more than 780,000 city customers without power, and equipment in flood zones now has to sit at or above the design flood elevation.

Permits and inspection

Permits and sign-off in Manhattan

Most work beyond swapping a device is filed with the NYC Department of Buildings, and the electrical sign-off request goes through DOB NOW: Inspections. Permits issued under the old 2011 code expire if the final inspection is not done in time, which matters when a renovation has stalled. In a co-op or condo the building's own rules sit on top: approved working hours, certificates of insurance and, for larger jobs, an architect or engineer signing the drawings.
