Upper East Side electricians for co-ops, condos and townhouses

On the Upper East Side, most electrical jobs start with a board. More than a third of homes here are owner-occupied, nearly all of them co-op and condo apartments with prewar wiring and alteration agreements. We plan the work around the building and answer at any hour.

Short answer

We do electrical work across the Upper East Side from our Chelsea service office: co-op and condo rewiring, apartment panel replacement, dedicated circuits for induction ranges and heat pumps, and the riser studies boards need before electrifying. Work is planned around the alteration agreement and filed with the Department of Buildings where the job requires it.

Local conditions

Owners, boards and prewar apartments

Community District 8, which covers the Upper East Side and Roosevelt Island, had a homeownership rate of 37.1 percent in 2024 and a median property value of about $1.37 million, according to census figures compiled by Data USA. Most of those owners hold co-op shares or condo units rather than houses, so almost every job runs through an alteration agreement, an insurance certificate and the building's approved working hours.

The wiring behind the walls is often older than the renovation in front of it. Prewar co-ops can carry cloth-covered cable on circuits that now feed air conditioners and kitchen appliances, and the apartment feeder from the riser sets a hard limit on what can be added. Buildings planning heat pumps under Local Law 97 meet the same limit at building scale: many older buildings lack the service capacity, and a utility upgrade can take years to schedule.

Permits and inspection

Upper East Side permits and approvals

Work here follows the 2025 NYC Electrical Code, with permitted jobs filed with the Department of Buildings and inspection requested through DOB NOW. The building adds its own layer: an alteration agreement, approved contractor insurance, set working hours and sometimes a building engineer's review. Landmarked blocks can add review for exterior work. We prepare the scope and paperwork so the board can approve it quickly.
